Memphis Home

By S. Kim

For many of us buying a home can be a very stressful time in our lives. Certainly it does not matter whether you live in Memphis, Los Angeles or Las Vegas buying a home is the biggest expenditure one will face. In this article we offer a few tips to help you when you are considering buying say a Memphis home and which can reduce the stress you feel.

Tip 1 - Never think about buying a home if you are not intending to live it for several years. The costs of both buying and selling a property can be very high. So if you decide to sell your home quickly then you may find yourself out of pocket afterwards.

Tip 2 - You will probably require a mortgage so that you are able to purchase your dream Memphis home and it is a good idea to make sure that your credit history is looking good beforehand. A few months before you start looking for a place to buy obtain copies of your credit reports. Today these you can get for free from the main credit reporting agencies like Experian. Spend time going through them and if you see anything that shouldn't be there arrange to get it fixed.

Tip 3 - If you can arrange to go for the mortgage that allows you to go for the additional point's option. This allows you to pay some of the interest off on the loan when it comes to the sale closing and your interest rate will be lower. Ideally people who instead to stay in a house for more than 5 years should be using this method as they will save quite a considerable sum over the long term of the loan.

Tip 4 - It is better to arrange to get your mortgage pre-approved before you begin searching for your dream home. Not only will you be able to see just how much you really can afford to spend on the property. But it will place you in a much stronger position when it comes to you making an offer on the house that you feel is right for you.

Tip 5 - It is crucial before you make any opening offers on a property that you do your homework first. Spend a little time looking what similar Memphis homes are currently being offered at and what those recently sold have gone for. If you see for example that houses are selling at about 5% below the market prices then begin with an opening offer that is around 8 to 10% below the price being asked for by the seller.

Talking Your Way to a Better Remortgage

Finding a good mortgage deal is difficult to do and no one is ever going to dispute this. If you want to find a good remortgage deal you are going to have to talk your way into it. If you want to save a lot of money and get a great remortgage on your home, you are going to want to follow these tips.

Find out what your current situation is. It is important to find out what your current mortgage's interest rate is and how much of each dollar that you send in is currently going towards the principal of the loan. If you don't have your loan stubs handy, you can check the Internet for a calculator that will figure out the numbers for you. When you see how much of your payment is going towards the interest and not towards your loan you are going to want to learn how to bargain.

You are going to have to set up appointments with some banks. Use the first bank as a practice bank and try out different strategies to getting a great deal on remortgaging. This bank should also tell you how much you are going to be able to negotiate with the future banks. Don't use the most promising bank as your test bank. The purpose of doing this is to see what you can talk your way into and what banks will say to your style of negotiating.

Compare banks. When you are finished talking to banks and bargaining to get the best deal possible, you are going to want to go back and tell them exactly what the other banks are offering you. By using better quotes against a bank, you are going to get them to lower the interest rate or fees even more if they want your business. A good bank is going to match the best bank and may even give you a special gift or lower interest rate. Banks are going to fight for your business if you have a good credit history and pay your mortgage on time.

Put on your game face. After going to a remortgage appointment, the loan officer will often call you to try to convince you to choose their bank. Tell them that you are still looking into other banks and watch the interest rate drop even more. The first time they call they might offer you a slightly better deal. By the time they have called three or four times you know that they have given you the best deal that they are going to offer. Put on your game face and get a better deal than you originally bargained for.

If you aren't prepared to do the research needed and talk to several banks than you aren't going to get the best remortgage deal out there. If you don't want to do it, ask your husband or wife to do this work for you. By talking to banks and convincing them to give you a better remortgage deal, you are going to save tons of money.

Prepay the Reverse Mortgage? Can You Do That?

By Matt Vanrock

It doesn't really go with the territory but quite a few seniors get in touch with me and ask if they can pay the mortgage company monthly.

I have reservations about their intentions to make monthly or periodic payments.

Let's face it most people are getting a reverse mortgage because a need exists for money. If the need for money exists for those on fixed incomes (generally) chances are there won't be excess down the line to make mortgage payments.

Regardless, a goodly portion of my potential customers ask if the reverse mortgage company will ding them if they make payments on the loan.

The fact is you can make payments anytime you like on reverse mortgages and not be in jeapardy of some form of pre-payment penalty.

A big reason many people ask is they have the desire to use the interest write-off. The reverse mortgage is just a mortgage so, like a forward mortgage, you can use that write off the same way.

What is different about the reverse mortgage in comparison to the forward mortgage is you don't make periodic interest payments, so most reverse mortgage customers don't get that particular write-off until the very end of the mortgage.

You have to make payments. This would be a good reason for someone to prepay the reverse mortgage.

Keep in mind the tax laws. Most people roll closing costs into the loan when they initially get a reverse mortgage. Last time I checked the tax laws said closing costs needed to get paid prior to being able to make payments on the mortgage for the sake of writing off interest.

So, the government has rules for this too.

A benefit of paying costs first is the origination fee which was financed into the loan. This is one of the biggest closing costs when you closed on your mortgage.

The origination fee is a big write-off. Make sure you run this stuff by your CPA. They are more abreast than I and things change.
