Reverse Mortgage Costs High - It's Not Just the Lender!

Something to remember: the costs of concluding a reverse mortgage will be lofty. It doesn't make a difference where you reside.

The cost of closing is determined using the value of the home, which is figured by an appraiser. It is generally five percent but can go up to ten if the home value is very low.

In my line of work, I talk to borrowers all the time that are not aware of this fact. Sometimes my company even gets the rap for how rough the costs can be.

You might be thinking that the lender is the reason closing is so expensive. Actually, that is just one factor in the big scheme of things to make this happen.

About 7 separate entities make up the entire closing process, the Federal government being one of these.

When you pull out the Good Faith Estimate of Costs, among the list of fees is one called the origination fee. This is the only thing that the bank itself bills the borrower.

Don't get me wrong, the origination fee is still substantial. But it is not the majority of the cost.

The culprit behind the bulk of the cost is the mortgage insurance. Two percent of the homes worth (for homes worth $417K and below) is billed to the borrower.

At the most FHA can charge $8340. The highest the origination fee can be is $6,000.

This new law makes me laugh. The lender is told to what extent he can profit, while the government has no restriction on what they make.

This is a side-note.. Did you notice all the phone calls wanting campaign donations? Yes, they are excluded from the National Do-Not-Call rules.

Where were we? Closing costs. The company issuing the title on the house is responsible for a good portion of the cost, with a number of fees such as a transaction, title insurance, and binder fees.

Then don't forget the appraisal fee for a formal valuation. In some states you have to get the land surveyed as well. That aint cheap.

I can't speak from states outside of Texas. I wouldn't be surprised if borrowers are on the hook for other expensive little goodies there not mentioned here. Just remember the bank is not always the culprit.

The monthly payment for long term fixed rate mortgages are just one fundamental thought for many individuals who are looking to purchase a home. A large number of couples these days have decided to wait and are buying homes later but they also want to pay off their mortgage early. Although before signing any documentation, there is a great deal to consider.

Over the course of the mortgage, it's fundamental to remember to make sure the rate of interest doesn't change. It is always wise to avoid arrangements that seem to too good to be true because they invariably are. The interest rate remains the same for long term fixed rate mortgages over the life of the loan. There are no hidden surprises which is great for many people that wish a dependable monthly mortgage payment. When we were looking to buy a home, my wife and I decided to go for a loan with a fixed rate mortgage. We wanted to pay off the house as soon as practicable but didn't wish to get in over our heads with high monthly repayments.

Looking at an even longer term mortgage was one option if we could not afford the monthly repayments on a 15 year plan. The problem was that we weren't very happy about having a mortgage still running close to when we both retired and hoped that a fifteen year fixed mortgage rate would still be accessible to us. There was obviously very good grounds to finish paying the mortgage off earlier if at all possible.

There were many things that factored into this; first of all, I learned that my wife was having a baby. Because my wife wanted to be at home for our child, her financial income would be uncertain and unreliable. Alas, a higher monthly payment is the downside of loans on a 15 year fixed mortgage rate plan. It was a case that we plainly didn't wish to get in too deep and cause troubles in the future.

After looking at the much lower sum of money we would be making on our regular installments with a 30 year fixed rate mortgage, there wasn't any option but to go with it. Also, where possible, making a few additional lump sum payments during the year helps bring down the sum owed. By making just a few of these extra payments each year we discovered that year's could be taken off the mortgage term.

This is well worth the effort in the long term but it does require some discipline. Under other conditions, we would have preferred to have taken out a loan with a 15 year fixed mortgage rate but we had to consider our other commitments as well. Despite all our worries, things turned out well for us in the end and we don't regret our decision.

The 4 Property Rule in Real Estate Investing

Portfolio lending is becoming increasing popular. One of the reasons for this is portfolio lending is not restricted to the horrific 4 property rule. It is understandable that new rules need to be put in effect to prevent the fiasco that precipitated the nefarious $750 billion bailout bill. However, the onset of the 4 property rule is among the most egregious. In fact, this particular rule is a complete rejection of the principles that the free market is founded on. That is, the 4 property rule is a massive overreach of government regulation designed to limit the free market. Worst of all, this type of regulation limits a great deal of personal liberty and freedom.

Wondering what the 4 property rule actually is? Fannie Mae and Freddie Mac announced in 2008 that the maximum number of financed properties a person can have is four. This crazy rule even includes a person's primary residence so really the maximum number of rentals is limited to three.

This type of rule does very little to help our economy recover. In my opinion, it is a form of Socialism. And, last time I looked we lived in a country founded on Capitalism. So, this rule overall does nothing to improve our situation and in fact the 4 property rule can significantly weaken our economy.

Prior to the mortgage meltdown, most real estate investors took advantage of astronomical appreciation. They practiced what all good investors practice: buy low/sell high. Most investors were buying everything they could and mortgages were easy to come by. Some bought to flip, some held in their own rental portfolio and some bought properties in bulk. All of those activities pumped a lot of money into the economy.

If there were no 4 property rule, the sale of of real estate would lead to a number of positive effects. For example, the revenues generated would lead to increased liquidity. It would also generate significant tax revenue to the state and local governments. And, of course, affordable housing would be plentiful. With this 4 property rule, none of this is possible. Hopefully, this rule will be overturned so we can return to a free market approach to investment real estate.

The good news is, regardless of whether or not this rule is revoked, portfolio lenders do not have to follow this 4 property rule. If you have more than 4 financed properties (or hope to), a portfolio lender is what you need.

Yesterday I was contacted by email from a potential client. Actually, potential client is an overstatement. I am almost positive I wont hear back from him.

He completemented me on my fine job of marketing to him as a lead-in to what he really wanted. He said, "how can you get me the most money out of my home, compared to another lender."

The truth is that nothing can be done differently. There is a formula, used by all lenders of reverse mortgages, to determine how much cash can be taken out of a mortgage.

Once we covered that, he declared he wanted a first-rate appraiser that would work really hard. This is a way of covertly saying he wanted one that would report in a biased way.

His reasoning behind this is that a bigger loan will be handed out if there is a higher report of home worth.

He, like a lot of senior borrowers, are in a tough spot today with declining values. Most are looking to pay off a mortgage with a reverse mortgage, thereby eliminating the payment.

However, with a low appraisal the reverse lender cannot always give enough to complete this goal for them. Instead, the borrower has to continue paying on the forward mortgage until the worth of his house goes up enough to try again.

Appraisers are in a tough spot right now. Yes, they had the luxury for many years to trump up appraisals.

A totally "by the book" appraiser reading this might be a little hot under the collar. But everyone knows plenty of fudging was going on.

Fast forward to today when everyone is getting the blame for the mortgage fiasco, appraisers included. Appraisers are being scrutinized more so than ever.

Appraisers are getting checked up on more than ever before, and are in jeopardy of having their license revoked if they do things unscrupulously.

After telling the man everything above, he said he would call me back and hasn't. I don't expect him to. I informed him that others might promise him an appraiser that would do exactly what he wanted.

Some people will say anything to get the business. I will be forthright with you, even if you choose another lender.
